To some, it may feel like summer has barely arrived, while to others, it feels like it has gone on long enough. Either way, summer is slowly coming to an end, with shorter days and cooler nights. For many people, this is a busy time of year with back-to-school, yard work, travel plans, and everything else that comes with the end of summer. That’s why I’m answering a question many Edmonton buyers and sellers are asking: Are Edmonton homes actually overpriced right now? Let’s take a look at what the market is really telling us, along with this week’s Edmonton market stats and some exciting things happening around the city.



Are Edmonton Homes Actually Overpriced Right Now?


Whether you're young, nearing retirement, or somewhere in between, this is a question many Edmonton residents are asking right now. Affordability feels gone, living a comfortable lifestyle feels harder, and saving for a home can feel completely out of reach. In fact a lot of people are having to choose between enjoying life today or sacrificing almost everything just to have enough money for retirement. So, are homes actually overpriced, or are there other factors at play?


First you have to consider what does the term "overpriced" actually mean. Overpriced would mean that the item costs more than the value or in this case the market value. So what is market value? Market value is what someone is willing to pay for a home. A home can be overpriced and still sell, but the market ultimately determines what buyers are willing to pay. That's why it's important to look beyond the asking price and understand what comparable homes are actually selling for!


Edmonton remains one of the more affordable major cities in all of Canada with a median price of $447,000. That is compared to Calgary's $570,000, Montreal's $525,000, Victoria's $815,000, The GTA's $860,000, and Metro Vancouver's $1,210,000. However it is also more than Quebec City, Saskatoon, and Winnipeg that sit at $412,000, $395,000, and $390,000 respectively. As a city Edmonton offers many great things such as the river valley, West Edmonton Mall, a great hockey team, safe neighbourhoods and lots of great eating and entertainment. Because of this and the fact that we are priced so low compared to other major Canadian cities it is difficult to say that Edmonton homes are overpriced. Edmonton also has a diverse economy with opportunities in both blue-collar and white-collar industries, giving residents opportunities to earn a good income while still living in a relatively affordable major Canadian city.


Often when people say that Edmonton homes are overpriced they are referring to prices from 5-10 years ago. This is a very valid argument as you could have saved $100,000 if you bought back then however, it is important to realize why home prices have risen since then. Edmonton's population has grown between 200,000-300,000 over the past 10 years and with added demand comes increased prices. The costs of materials, labour, permits and all the things that go into building a home have also gone up. The increase in price has not been strictly because of speculation but actually because of a series of common changes that affect the housing market!


Interest rates are another thing that determines affordability. Even a 1% difference on your mortgage can have an impact on your monthly payment. That turns your tight grocery budget into something doable for you and your family. Sometimes it is not the home that is over priced but the interest on your mortgage that is really dragging you down.


Over priced homes are often the ones that have been sitting on the market for an extended period of time not the ones that sell right away even if they are priced highly. A more expensive home can still provide more value through its location, finishes, appliances, lot size, condition or overall space. A $600,000 home isn't necessarily overpriced simply because it costs more than a $400,000 home.


If you feel like buying a home is completely out of reach, don't automatically assume the problem is that Edmonton homes are overpriced. The price of a home is only one part of the equation. Your income, debt, interest rate, spending habits, savings and down payment all play a role. If you are worried that you can't or never will be able to buy a home here are a few tips;

Understanding where your money is going every month is a huge step to being able to identify any issues or places where your money is not giving you a good ROI in life.


  1. Make a plan for where you are going to spend your money

Many people don't realize that having a budget can save them hundreds every month.


  1. Pay off consumer debt

Most people don't realize how much money they are spending on debt interest every month. That money could be getting saved and invested but instead it is going to waste. By paying off debt you give yourself a nice raise every month.


  1. Have an emergency fund

Emergencies are going to happen whether you like it or not so you might as well prepare for them by having some money saved away


  1. Start saving today

An FHSA account is a great way to start saving for a home with tax deductions and tax-free withdrawals this account allows you to take advantage of what's out there. Even small amounts invested over time can add up fast so start NOW!


So, are Edmonton homes actually overpriced? It's difficult to say that Edmonton as a whole is overpriced. Some individual homes certainly are, but Edmonton remains one of Canada's more affordable major cities. The bigger issue for many people may be affordability rather than value. Understanding your finances, knowing what homes are actually selling for and having a plan can make a big difference when you're ready to buy.



Edmonton Real Estate Market Update

Headed into the last week of August the Edmonton market has slowed down substantially with planty of homes still on the market waiting for buyers. Over the 2-4 weeks we should see a slight increase with the back to school fall rush!


The market has seen a slow down both compared to last year and even the last couple months. It is important for sellers to be strategic and for buyers to be patient with finding the right home because it is just a matter of time for the right one to come up!


🏡 Average residential selling price: $475,000 (+2.6% year-over-year)

📈 Inventory: Up 22.2% compared to the same time last year.

🤝 Buyers: More choice and negotiating power than they had a year ago.

💰 Sellers: Well-priced homes are still attracting strong interest, making accurate pricing more important than ever.


Edmonton remains one of Canada's more stable real estate markets. Buyers have more options, sellers can still achieve great results, and success often comes down to having the right strategy, not trying to perfectly time the market.
