The summer is flying by, and as we get further into August, many Edmontonians are starting to think about what the rest of the year might look like. With so many different neighbourhoods, home styles, and price points across the city, you may be wondering just how far $500,000 can take you in Edmonton. Whether you're a first-time buyer, looking to move up, or simply curious about the local market, this week's post takes a look at what you can expect to find for $500,000, along with a helpful market update, practical real estate tips, and a look at some of the exciting things happening around the city this week.
What does $500,000 buy you in Edmonton right now?
Condominium
When it comes to condominiums, you can get a lot for $500,000 in Edmonton. Whether you're looking at penthouses, sub-penthouses, top-floor units, or luxury condos, there are plenty of options available at this price point. Downtown Edmonton offers the opportunity to live close to restaurants, events, shopping, and everything else the city has to offer. If downtown isn't for you, there are also newer condo buildings in other parts of the city, including areas that may be better suited for families.
Detached Single-Family Homes
When it comes to detached homes, what you can get for $500,000 depends heavily on where in Edmonton you're looking and what features are most important to you. In some areas, you may be able to find a newer 1,400-square-foot home with a detached garage. In other areas, that same budget may get you an older, smaller bungalow that needs some updating.
This is where location can make a huge difference. If you're willing to look at different neighbourhoods or consider an older home, you may be able to get more space or a larger lot. On the other hand, buyers who prioritize newer construction may have to compromise on location or square footage.
Whether you are a growing family or a first time buyer this is great news that you can find beautiful detached homes all over Edmonton and surrounding areas for under $500,000.
Townhomes
Townhomes can be a great middle ground for buyers with a $500,000 budget. They can offer more space than many condominiums while often requiring less maintenance than a detached home. Depending on the neighbourhood, you can find newer townhomes with multiple bedrooms, modern finishes, attached garages, and plenty of living space.
For buyers who want a newer home but don't necessarily need a large detached property, a townhome can be a great option to consider. Many of these townhomes even have a double garage for families with multiple vehichles.
Duplexes and Semi-Detached Homes
A $500,000 budget can also open the door to a variety of semi-detached and duplex properties throughout Edmonton. These homes can be particularly appealing to buyers who want many of the benefits of a detached home while potentially getting more for their money.
Depending on the area and age of the property, you may find newer homes with modern finishes and garages, or older properties with larger lots and more opportunity to renovate and make the home your own.
The Biggest Factor: Location
As you can see, $500,000 can buy you very different homes depending on where you look in Edmonton. You could be looking at a luxury condominium downtown, a newer townhome, or a detached home in a more established neighbourhood.
The key is understanding what matters most to you. If you want a newer home, you may have to be flexible on location. If having a large yard or detached garage is important, an older home may provide better value. And if location is your top priority, a condominium or townhome could allow you to live in an area where a detached home would be out of reach.
Ultimately, there isn't one right answer when it comes to what you should buy for $500,000. Edmonton offers a wide variety of options, and the best choice will depend on your lifestyle, priorities, and long-term plans. To check out some homes under $500,000 click here!
Edmonton Real Estate Market Update
We are into the third week of August and the market remains slower than usual although there are hotspots all over the Greater Edmonton Area. For example St. Albert has homes flying with buyers flocking to see these homes.
Despite the slower market seller should be remain optimistic and know that homes priced properly are selling fast!
🏡 Average residential selling price: $475,000 (+2.6% year-over-year)
📈 Inventory: Up 22.2% compared to the same time last year.
🤝 Buyers: More choice and negotiating power than they had a year ago.
💰 Sellers: Well-priced homes are still attracting strong interest, making accurate pricing more important than ever.
Although there is a lot of talk about the Canadian housing market it remains important to remember that the real estate market is very localized and the Greater Edmonton area remains strong despite their own minor setbacks.
