September is here, summer is winding down, and things are starting to feel a little different around Edmonton. With fall just around the corner, it’s a good time to take a look at what’s happening in the Edmonton real estate market and what buyers and sellers should be paying attention to heading into the next few months.

In this week’s blog, we’ll look at whether fall is a good time to buy a home in Edmonton, along with a quick update on the current market. I’ll also highlight a few things happening around Edmonton this week and share a quick real estate tip you can use whether you’re buying, selling, or simply keeping an eye on the market.

Is Fall a Good Time to Buy a Home in Edmonton?

The short answer to this question is yes, but why? You may be looking at it from the perspective that days are getting shorter, school is back, there is yard work to be done and there is not enough time to do it let alone buy a home. These are all very valid points and for some buyers this may be just enough to keep them on the sidelines. That is the first reason of why it is a good idea to buy in the fall.

With many buyers now deciding that it may be better to wait until spring, there is an opportunity for those who are still looking. Less buyer competition means more buying power. Sellers are now forced to price according to the market rather than their feelings and that allows buyers to get some very good deals. Especially with how the market is in 2026, Edmonton buyers have lots of selection to choose from with inventory levels remaining steady for the past couple months and higher than past years at this time.

Another great reason for buyers to purchase in the fall is that many sellers dont want to carry their home into the winter months. Most people don't view moving in the winter as a good thing and therefore they start to view offers as an opportunity to get their home sold before winter. Some sellers may also have to buy once their home is sold so the sooner it sells the sooner they are able start looking and hopefully avoid the winter.

You can still find good homes! Many people think that once summer is over all the good listings are gone but that is simply not true. There are plenty of great listings at great prices waiting to be picked up by a buyer like you. Currently Edmonton has high inventory levels and buyers are taking advantage of the options. No matter what price range you are in there are good homes available!

Another reason that fall is a great time to buy that many people do not think about is that certain parts of homes are tested at different times of the year. Fall can give buyers another opportunity to identify issues that may have shown themselves during a wet summer such as the one we just had. Buying in the fall gives you the opportunity to see whether there are any visible signs of foundation issues, roof leaks, or water intrusion. This is just another huge reason that buying in the fall may be right for you!

When it comes to timing the market there are certain things that people dont think about. First is that if you are selling and buying you are going to have to bite the bullet on one end or the other and there isnt really a way around it. If you are only buying it is difficult to tell. You can read the news, talk to multiple Realtors, ask your friends and family and you still may not get the right answer because at the end of the day it is out of our control. The one thing you can do is prepare. Know and understand how much you need saved to buy a home, know and understand the process of buying a home and finally know and understand what you are looking for so that when the time comes and that house pops up on the market you will be ready to make a move!

So, is fall a good time to buy a home in Edmonton? I think it can be. Buyers currently have more options and negotiating power than they did during the hotter parts of the market, while prices haven't experienced the major decline some buyers may be waiting for. If you're financially ready and find the right home, fall could be a great opportunity but I wouldn't recommend buying simply because you think you need to beat the market.

Edmonton Real Estate Market Update

With kids back to school and September in full swing the Edmonton Real Estate market is looking to find its last bit of life before the snow flies! Edmonton has seen some increased slow down with lots of homes staying on the market.

Buyers have plenty of opportunity to find what they are looking for with all of the inventory in the market! Unfortunately if we continue to see high levels of inventory remains steady there may be downward pressure on the pricing leaving sellers in an awkward position.

🏡 Average residential selling price: $470,000 (+1.8% year-over-year)

📈 Inventory: Over 8,000 active listings on the market.

🤝 Buyers: More choice and negotiating power than they had a year ago.

💰 Sellers: Well-priced homes are still attracting strong interest, making accurate pricing more important than ever.

Edmonton remains one of Canada's more stable real estate markets. Buyers have more options, sellers can still achieve great results with realistic pricing, and success often comes down to having the right strategy, not trying to perfectly time the market.
