This is one of the questions I get asked most often. Whether the market is slower than previous years or homes are selling within days, people always want to know the same thing:


"Is now a good time to buy?"


You've probably heard the saying, "The best time to buy was yesterday. The second-best time is today." While that isn't true in every single situation, there is a lot of wisdom behind it.


Many people wait for the "perfect" market conditions. They watch the news hoping to hear phrases like "buyer's market" or "seller's market" before making a move. But what many people don't realize is that if you're both buying and selling, you're participating in both markets at the same time.


If there are lots of homes available to buy, there are also likely more homes competing with yours when you sell. If inventory is low and homes are selling quickly, you'll probably sell faster, but you'll also have fewer homes to choose from when you buy.


For people buying and selling at the same time, the biggest question isn't whether it's a buyer's or seller's market. It's whether you're ready. Do you have the finances in place? Is the timing right for your family? Are you prepared to make the move?


If you're buying your first home and don't have one to sell, you have a little more flexibility. However, it's important to approach the market strategically rather than emotionally.


When prices soften or the economy becomes uncertain, many buyers become hesitant. They start asking questions like:


  • Is the market going to crash?

  • Will home prices keep falling?

  • What if I lose my job?

  • Will prices ever recover?


These are completely valid concerns. But if fear becomes the deciding factor, you could miss an opportunity.


Historically, Canadian real estate has experienced periods of ups and downs, but over the long term, home values have generally increased. That's one of the reasons younger generations often talk about how much more affordable homes were 10 or 20 years ago.


While no one can predict exactly what the market will do next, slower markets can create opportunities. There may be more negotiating power, less competition, and more time to make thoughtful decisions. Remember, real estate markets are very localized, if you are hearing about real estate in Vancouver, Toronto, and the rest of Canada, and you are applying it to Edmonton you may be misleading yourself. Focus on your market and you will find much better success.


At the end of the day, buying a home is about more than timing the market. It's about being financially prepared, understanding your goals, and making a decision that fits your life.


Think about this: how many people wish they had bought a home in 2017 when prices were significantly lower than they are today? Chances are, in 2035, people will be saying the exact same thing about 2026.

Edmonton Real Estate Market Update


We are well into July and although the weather maybe bad the Edmonton market has signs of life! Overall, the market has slowed down since this time last year but it remains a great market for those looking to take advantage.


With international uncertainty many buyers remain on the sidelines waiting for the tables to turn but as a buyer it is important to be informed of the past and the present. In the past when we have seen uncertainty those who took the risks were rewarded and those who waited ended up it circumstances with multiple offers and sold prices over list.


  • The Edmonton housing market continues to move toward a more balanced market as inventory rises, giving buyers more choice while prices remain relatively stable.

    • 🏡 Average detached home price: $592,989 (+3.3% year-over-year)

    • 📈 Inventory is increasing, creating more opportunities for buyers.

    • 🤝 Buyers have more negotiating power than they did a year ago.

    • 💰 Well-priced homes are still selling quickly, making accurate pricing essential for sellers.


Edmonton remains one of Canada's more stable real estate markets. Buyers have more options, sellers can still achieve great results, and success comes down to having the right strategy—not trying to perfectly time the market.
