The summer is flying by, the rain seems to keep coming, and somehow we're already well into August. While summer is often seen as the busiest time of year for real estate, there are still plenty of opportunities for both buyers and sellers as we head toward the fall market. Whether you're thinking about buying your first home, considering selling your current property, or simply want to stay up to date with what's happening in Edmonton, this week's post provides a helpful market update, practical real estate tips, and a look at some of the exciting things happening around the city this week.



Why Do Some Edmonton Homes Sell in Days While Others Sit For Months?


  1. Condition

As simple as it sounds, condition affects how quickly a home sells and how much buyers are willing to pay for it. You may walk through your home and see a few scratches, holes, dents or cracks and think, “It's not a big deal.” But buyers often see something different, they see work.


Paint is one of the easiest and most affordable fixes in a home, yet even something as simple as dated or damaged paint can create a mental block for buyers. Poor condition can also make buyers question what else might have been neglected.


Think about it like buying a car. If you know the previous owner didn't take good care of it, you might wonder what problems could come up in the future. The same thing happens with homes. Buyers aren't just looking at what needs to be fixed today, they're thinking about what they may have to fix tomorrow.



  1. Marketing

Marketing is another major reason some homes sell quickly while others sit.


If your home isn't being properly exposed to the market, you aren't going to get the traffic or the right buyers through the door. This is why choosing a Realtor isn't just about finding someone who can put your home on MLS. It's about finding someone who knows how to properly market your home and get it in front of the right people.


Professional photography, online exposure, social media, advertising and a strong listing strategy can all play a role in getting your home noticed.



  1. Presentation

Presentation is a huge part of creating a positive first impression.


We've all walked into a friend's home that is messy, dirty or cluttered, and we've all walked into another home that is clean, fresh and inviting. Think about how each one made you feel.


Even if they were the exact same house, your perception would probably be completely different.


Buyers are emotional. Making sure your home is clean, organized and presented well from toys and furniture to dishes and clothes, this can make a huge difference in how buyers feel when they walk through the door.


  1. Pricing

Finally, and arguably most importantly, pricing is one of the biggest factors in how quickly your home sells.


Overpricing your home is one of the easiest ways to have it sit on the market for an extended period of time.


Selling a home can be personal and emotional. As a homeowner, it's natural to believe that your home is the nicest and best home in the area. But buyers don't determine value based on how much you love your home. They look at the market, comparable properties, condition, location and what else they can buy for the same amount of money.


In a market where buyers have options, they don't have to settle for an overpriced home. If your home isn't priced properly, buyers may simply move on to the next one.

And often, the longer a home sits on the market, the more difficult it becomes to get the price you originally wanted.


One of the biggest problems I see in real estate is an “over-promise and under-deliver” mentality from some Realtors. Some agents aren't focused on giving you the most realistic advice—they're focused on getting the listing.


This is why I believe it's important to speak with multiple Realtors before listing your home. Don't make your decision based solely on the biggest number someone tells you your home is worth.


Instead, look for a realistic price supported by data, a clear marketing plan, and an agent who is willing to tell you what you need to hear, not just what you want to hear.



Edmonton Real Estate Market Update


We are well into August and Edmonton's Real Estate Market Remains balanced with a slight edge towards buyers with sellers forced to price appropriately to receive any attention and buyers having a good amount of options.


The market has seen a slow down both compared to last year and even the last couple months. It is important for sellers to be strategic and for buyers to be patient with finding the right home because it is just a matter of time for the right one to come up!


🏡 Average residential selling price: $475,000 (+2.6% year-over-year)

📈 Inventory: Up 22.2% compared to the same time last year.

🤝 Buyers: More choice and negotiating power than they had a year ago.

💰 Sellers: Well-priced homes are still attracting strong interest, making accurate pricing more important than ever.


Edmonton remains one of Canada's more stable real estate markets. Buyers have more options, sellers can still achieve great results, and success often comes down to having the right strategy, not trying to perfectly time the market.
