If you were waiting for the market to turn around this year, you can officially call it quits. With school back in session, the weather getting colder and winter on its way, we are starting to see the typical seasonal shift in the Edmonton real estate market. That being said, we have seen a slight uptick as buyers make their final push to find a home before the snow flies. As we move into winter, both buyers and sellers tend to become more serious, while overall market activity begins to slow. It is still too early to know exactly what the market will look like next spring, but one thing is clear: there is plenty of inventory for buyers to choose from right now.

Edmonton Real Estate Market: Supply and Demand

The balance between supply and demand is a major driver of home prices and market activity. In Edmonton, the supply of homes has been gradually increasing, but demand remains supported by factors like population growth and current borrowing conditions.

  • Inventory Levels: This past month saw a slight increase in inventory as new listings rose and sales decreased month over month. There is currently 4.1 months of inventory which is giving buyers great opportunity to find what they are looking for.

  • Buyer Interest: Edmonton continues to attract new residents, including families and professionals relocating to the city for work and lifestyle opportunities. This steady demand is helping support a healthy real estate market.

Right now, buyers have plenty of options and a good opportunity to find a home that fits their needs at a reasonable price. However, buyers should not assume that every home is going to sit on the market. Properly priced homes are still being picked up quickly, and some may not stay on the market long enough for every interested buyer to see them.

On the other hand, homes that are slightly overpriced and have been sitting on the market for several months can present a different opportunity. Sellers of these homes may be more willing to negotiate, creating the potential for buyers to get a good deal.

  • Seller Interest:Edmonton’s current inventory levels are keeping sellers honest, with even slightly overpriced homes sitting on the market for weeks or even months. If you are selling, pricing your home realistically from the start is more important than ever. Overpricing with the expectation of negotiating down later can cause your home to sit, lose momentum and potentially become harder to sell.

On the other hand, sellers who price competitively from the beginning are seeing stronger interest and, in some cases, multiple offers. In today’s market, the right price can make a significant difference in how quickly a home sells and how much attention it receives.

  • Market Pace: Like most years we are starting to see the days on market get longer and longer as the months pass. In September homes sat on the market for an average of 44 days.

For buyers, this means there are a lot of opportunities for you to find your next home at a good price. For sellers it means that you need to price competitively and prepare their homes well to stand out.

Financing and Interest Rates Impact

Mortgage rates have a direct impact on affordability and buyer behavior. Although rates have risen from historic lows, they remain relatively low by long-term standards.

  • Current Rates: Similar to last month, typical mortgage rates in Edmonton are around 4-5% with 5 year fixed rates sitting between 4.5-5.0%. Most lenders currently recommend variable rates which are being offered in the low 4% range

  • Effect on Buyers: Higher rates mean monthly payments increase, which can reduce the maximum price buyers are willing or able to pay. This also means that buyers may be waiting on the sidelines for rates to drop.

  • Seller Considerations: Sellers may notice that they need the proper marketing and pricing to see any success in today's market with a lot of uncertainty on buyers' minds.

It's important to remember that lower interest rates can increase buyer demand, which can put upward pressure on home prices. Because of this, waiting for rates to drop does not always result in saving money.

Buyers should get pre-approved for mortgages early and consider locking in rates when possible. Buyers also need to remember that if they purchase a home at the high end of their pre-approval it could result in problems down the line when they have to refinance.

Sellers should be prepared for more negotiation due to the large amount of competition on the market.

Popular Home Types and Features

Buyer preferences in Edmonton are evolving, influenced by lifestyle changes and market conditions.

  • Single-Family Homes: Detached Single Family Homes which are great for families or couple looking to grow in the future remain in high demand resulting in higher average and median prices.

  • Condos and Townhomes: Growing in popularity among young professionals, first time buyers and downsizers seeking lower maintenance and lower prices. These types of homes can be a great option for first-time buyers, especially because of their lower purchase prices. However, they have historically experienced different levels of appreciation than detached homes, and the current condo market is facing additional pressure from higher condo fees and increased supply. Right now the Greater Edmonton Area is seeing a substantial decline in condo values with rising condo fees and high supply.

  • Home Features in Demand:

  - Open floor plans for flexible living

  - Home offices or dedicated workspaces

  - Energy-efficient appliances and upgrades

  - Outdoor living spaces such as decks or patios

  - Homes with quality updates and upgrades

Sellers who update their homes to include these features often see faster sales and better offers. The highest demand and prices have been seen with older homes being updated. This is because of the mature neighbourhoods and quality build that comes with these older homes.

Neighbourhoods to Watch

Certain Edmonton neighbourhoods are gaining attention due to development, amenities, and lifestyle appeal.

Buyers should research neighbourhood trends and visit different areas in person to find the best fit for their lifestyle and budget.

  • Stage your home to highlight its best features.

  • Be flexible with showings and negotiations.

  • Hire an agent who knows what they are doing when listing your home.

What to Expect Moving Forward

There is no certainty regarding interest rate changing however the word on the street is that they may try to increase the rates over the next couple of months. This may result in less buyers actively trying to find homes and seller left with no demand for their home.

Regardless of rates we can expect the usual seasonal changes with the winter market slowing down but before that we may see a slight rush of buyers trying to get in before the snow flies!

For buyers, the current market provides more choice and negotiating power than we've seen in stronger markets. While nobody can predict exactly what will happen next, buyers who find the right home at the right price may find today's conditions more favourable than waiting for greater certainty.
