Is Winter a Good Time to Buy a Home in Edmonton?

For many people, winter is not the first season that comes to mind when they think about buying a home. With colder temperatures, snow on the ground and shorter days, it can seem like spring or summer would be a better time to start looking. But does that actually mean winter is a bad time to buy a home in Edmonton?
The truth is, there can be some major advantages to buying during the winter months. There are often fewer buyers competing for homes, sellers may be more motivated, and winter can give you a unique opportunity to see how a home handles Edmonton’s cold weather. Of course, there are also some drawbacks, including fewer homes coming onto the market.
In this week’s blog, we’ll take a look at the pros and cons of buying a home in Edmonton during the winter and whether waiting until spring is actually the better option. I’ll also take a look at what is happening in the Edmonton real estate market, share a few events happening around the city this week, and finish with a quick real estate tip for buyers, sellers, and anyone keeping up with the local market.

Is Winter a Good Time to Buy a Home in Edmonton?
With winter just around the corner, everyone typically slows down their home search or gives up on it altogether. But that may not be the best move if you are looking to buy a home. In fact, winter may be exactly the time when you can find an opportunity that you wouldn't have in a busier market.
Let me explain. Have you ever looked outside and thought, “Wow, that is the most beautiful sunset I've ever seen!” and then looked on social media only to realize that five other people have already posted it?
The truth is, people are not as unique as we sometimes think we are. We tend to have similar thoughts at similar times and live fairly similar lives. So, what does that have to do with buying a home in the winter?
Well, just like you, there are many other people sitting at home thinking that they don't want to move when it's cold, snowy, dark, or too close to Christmas. That means that while you and everyone else are thinking about waiting until spring, there are people out there who are still actively looking for their next home.
And when there are fewer buyers looking, there is often less competition.
Less Competition From Other Buyers
In general, the winter months tend to have fewer buyers actively looking for homes. This can create an advantage for buyers who are willing to brave the cold.
When there are fewer buyers competing for the same properties, you may have more time to think about a purchase and less pressure to make a decision quickly. You may also be less likely to find yourself competing against multiple offers.
This doesn't mean that every home will be sitting on the market or that every seller will accept a low offer. A well-priced home can still sell quickly at any time of year. However, having fewer buyers in the market can create opportunities that may not exist when the spring market gets busy.
Winter Sellers Are Often Serious Sellers
The same logic applies to sellers. Most people probably wouldn't choose to move during an Edmonton winter if they had no reason to. Moving furniture through the snow, dealing with shorter days and navigating the holiday season isn't exactly appealing.
That means the people who do choose to sell during the winter may have a specific reason for doing so. Maybe they need to relocate for work. Maybe they have already purchased their next home. Maybe their family situation has changed. Or maybe they simply need to sell and don't want to wait several months for spring.
There are many reasons someone might sell during the winter, but the important thing for buyers is that some winter sellers may be more motivated to get a deal done.
When a seller is motivated, there can often be more flexibility around price, possession dates and other terms of the offer. This can give buyers more negotiating power than they might have in a highly competitive spring, summer or even fall market.
You Get to See How the Home Handles an Edmonton Winter
This is one of the biggest advantages of buying a home in Edmonton during the winter.
We have some pretty harsh winters, and winter can expose things about a home that you simply wouldn't notice during a July showing.
You can get a better sense of how the furnace is performing, whether the windows and doors are keeping the cold out, how much snow and ice builds up around the property, and how the driveway and sidewalks are handled. You may also notice things like drafts, ice buildup, moisture or areas where snow consistently accumulates.
Of course, a home inspection is still extremely important, but seeing a home during the winter can give you additional information about how the property performs when it is actually being put to the test.
There Are Some Downsides to Buying in the Winter
Just like anything else, buying in the winter isn't perfect. One of the biggest disadvantages is that there is often less inventory. Some homeowners choose to wait until spring to list their homes, which means buyers may have fewer options to choose from. If you are looking for something very specific, such as a particular neighbourhood, price range, lot size or type of home, it may take longer to find what you're looking for.
Another downside is that it can be harder to properly evaluate certain aspects of a property. The shorter days and darker evenings can make it more difficult to see the exterior of a home. Snow can also hide the roof, foundation, sidewalks, lawn and driveway. Landscaping and drainage issues can be much harder to identify when everything is covered in snow. This can potentially lead to surprises once the snow melts in the spring.
Finally, one downside that a lot of people don't think about is how difficult it can be to see the home properly. With winter comes shorter days and darker evenings, and viewing a home in the dark can mean missing details that you would have otherwise noticed during the day. If possible, try to view the exterior of the home and the surrounding area while there is still some daylight. It's also a good idea to bring a flashlight when viewing homes in the winter, especially if you're looking at basements, garages, or other areas where lighting may be limited.
That's why it is especially important to do your due diligence when purchasing a home during the winter. A thorough home inspection and asking the right questions can help uncover potential issues that aren't immediately visible.
Should You Wait Until Spring?
This is ultimately the big question. Spring can certainly bring more inventory, which gives buyers more homes to choose from. If you aren't in a rush and have very specific requirements, waiting may make sense but there is another side to that equation.
More inventory also typically means more buyers. The home that you find in February may be sitting on the market with very little competition. The same type of home could receive significantly more attention when more buyers enter the market in the spring so
there is no guarantee that waiting until spring will mean getting a better price or finding a better home.
So, Is Winter a Good Time to Buy a Home in Edmonton?
Absolutely, for the right buyer.
Winter isn't automatically the best time to buy, and it doesn't mean that every home will be a great deal. But if you are prepared, know what you are looking for and find the right home at the right price, there is no reason you should stop your search simply because the weather gets cold. In fact, winter can give you some advantages that you won't have in a busy spring market.
The key is to stay ready. Keep an eye on the market, know what homes are worth, have your financing in order and be prepared to act when the right property comes along.
You don't have to wait for spring just because everyone else does.
