Step 6:
Due Diligence

Buyers are usually given 7-14 days to complete their due diligence. This may include an inspection, financing, the sale of your previous home, or many other things. It is important to have the right people to help who are qualified and have your best interests in mind!

Conditions

What Are They and Why do We have Them

First, you must understand both what conditions are and how they are used to protect you when buying a home. Conditions are included in an offer to allow you to complete your due diligence on a house and ensure that you are not stuck with a home you can't afford, or that requires unwanted work, time, or money. Conditions are also known as "Subject To's".

Negotiating Conditions

Second, you have to understand that conditions are a part of the contract negotiation. As a professional, I will advise you on what conditions to use and how to use them to position our offer for success. 

Satisfy The Conditions

Third, it is important to satisfy the conditions of the contract in order to create a firm sale. The non-satisfaction will result in a terminated deal. As your Realtor, I will be able to connect you to professionals who have your best in mind and who will get the job done right.

Time Frame

The time frame for conditions is typically 7-14 days. If you have a financing condition, it is important to start speaking to your mortgage lender as soon as possible.
